Katy did an excellent job as our real estate agent – and our move was tricky. We bought our neighbor’s house, we were staying in the area, and the sellers of our house were renting our old house until we sold it. In addition, we had purchased a side lot that we were selling with our old house unless the price was too low, in which case, we would transfer to our new property. She managed the confusion and complexities of the transaction with grace and did not let it affect the sales process. Somehow, she kept everything tied up neatly for the potential buyers. When we called and said that we felt traffic was low through the house, she would organize an open house. I think we had 2 or 3. She also advised us well in negotiation with the first family to put in an offer. Because we had purchased our new home before selling the old one, we were eager to sell. Nevertheless, as negotiations progressed, she just thought we could do better, and she was right. That deal fell through but we ended up selling for more than that original negotiated price – and to better neighbors. She kept in mind the fact that we would be neighbors with the buyers of our old home and managed the transaction accordingly. We could not have asked for more. Great job Katy!

Katy Bradfield is the most professional real estate agent with whom we’ve worked since we started out as new homeowners3 houses ago (in 3 different states). She is a very capable person who, from the start, gives the impression that she can handle anything and she’ll let nothing stop her… and backs this up with action. At the same time she is personable, humble, caring and warm. It is a pleasure to have her good guidance through our search for a new home in Ballantyne.

We listed our home in late June and had an acceptable offer by early July. Katy helped us price the house right and the marketing plan was great. Inspections and minor repairs took place on schedule just as we had hoped. The week of the scheduled closing, Katy calls to let us know our buyers have had a problem with the final credit check with their lender. This is when Katy went into overdrive. She was in communication with the lender’s agent and the lender daily for updates. We went through numerous neglected timelines from our buyer’s lender. Katy proved to be the ultimate professional as the situation became stressful and frustrating for all involved. Ultimately, we had to walk away from this deal. Our home become an active listing again. Katy’s follow up and proactive approach with each prospect was outstanding. By this time, we had moved out of state so we relied on Katy to check on our home as the season changed to winter. In December, we received another acceptable offer, contingent on the sale of their home. Once again, Katy stayed in communication with the buyer’s agent, the attorney and lender of our buyer’s buyer to keep us on schedule and protect us from potential problems. This time we encountered unexpected problems with the credit of our buyer’s buyer. Katy had a thorough understanding of the daily status because she built a relationship with the lender involved because of her professionalism and communication. We finally closed on the sale of our home a couple of weeks later than originally planned (the second time). Katy become more than a real estate agent but a trusted friend. She is kind, thoughtful, professional, thorough, detailed, knowledgeable and willing to go to the extra mile. We would recommend Katy to everyone!
