Valerie was born in Philadelphia, Pennsylvania, and spent most of her childhood in New Jersey before relocating to North Carolina in 1986. She graduated with honors from UNC Chapel Hill with a Bachelor of Arts in English. Prior to her real estate career she owned a company called  TextWorks which provided documentation and training materials for the banking industry. She sold this company in 1998, embarked on her career in real estate and quickly became a consistent Top Producer.

In August 2006, Valerie decided to turn her dream of owning her own real estate company into a reality and founded HM Properties. The company began as a small boutique agency with six agents and has grown to be an award-winning real estate agency with over 85 agents and 8 staff members. This office is located off Fairview Road in the heart of SouthPark and we are opening a second office in the new Waverly development off Providence Road in the Ballantyne/Union County area in the April 2018.

Early in 2014, Valerie was one of the founders of the Yes I Can Play Foundation, a local non-profit that believes all children should be able to play sports. They raise funds to help children participate in youth sports programs.

Valerie and her husband, Joe Pellegrini, married in 2011, and live in the Foxcroft neighborhood with their four boys: Calvin (22); Spencer (19); Joey (18) and Nicky (15). Joe is a Managing Director for Robert W. Baird. Valerie’s interests include traveling, writing, and watching professional sports.  A season ticket holder of Hornets and Panthers, she enjoys attending these games and spending quality time with her family and Bailey, their German Shepherd.

We worked on two transactions with Val: we bought and sold the same house. In both, we found her local expertise to be exceptional. She carefully guided us through the acquisition process which included a couple sticky issues around pricing and concessions. She got us comfortable with the market pricing and we executed. That turned out to be fruitful. We moved in, completed some renovations, and then needed to relocate for a job in another market. We ended up asking her to compete against several other reputable agents in the market so we could evaluate asking price, commissions, and sales planning. There were no doubts about her market experience after completing the evaluation process. One agent told us we were not thinking realistically when suggesting that our asking price was more than $150k above comps. We did not share that information with Val in advance to be completely objective. She gave us a thorough review of the market and her thoughts on asking price exceeded my expectations. Moreover, she laid out an effective process that made us feel confident and comfortable. We signed back up. Three weeks later, we entered into a contract that was within expectations (and a net 31% increase over the acquisition price some 36 months earlier). It proved to be a tough closing process, and she managed the negotiation process with a deft hand and was a fierce advocate for us. We felt she was genuinely on OUR SIDE the whole time and not just trying to close a deal. We are tough customers with whom to deal because we set high expectations for all of our service providers. She exceeded each and everyone of them from professionalism, client advocacy, accessibility, and thoughtful sales strategy. I would say that they are even some of the best service providers of any industry in the Charlotte metro market. We highly recommend Val for anyone seeking the services of a real estate agent.
